Finca Dos Tucanes is an exclusive property is accessible via a 500m driveway from the main road of Isla Colon that connects the Bocas town peninsula to the beautiful Bluff Beach. The gated entrance road is located just past the Smithsonian Institute, and across the street from the Ismito Beach.

The entire property is comprised of two titled parcels that were previously segregated with a total area of approximately 3.4364has and a total of 172.49m of waterfront as follows:

The property boasts a great length of deep water bay water frontage. The bay quickly plunges as deep as 15 meters, within 15 meters from the shoreline. It is shallow enough along the property's mature mangroves, to provide the perfect location for docks and boat houses anywhere along the coast. The property faces West and has great views of the Panamanian Cordillera mountain range, complete with spectacular sunsets. There are multiple elevated build sites at about 14m above sea level, from there, the land slopes gently towards the sea. A canopy of tall trees offers shade, and ensures cool breezes; surrounding them are flowering gingers, fruit trees, pineapple, avocado, breadfruit, papaya, and there are three varieties of coconuts that grow prolifically. Living beneath the canopy are two-toed and three-toed sloths, iguanas, anteaters, racoons, monkeys, toucans, parrots, hummingbirds and caimans.

THE INFRASTRUCTURE

More than 250m of compacted tosca road overlaying geosynthetic fabric starts at the property’s entrance, and winds across Parcel 1 to the primary hilltop building sites. There are at least 2 primary build sites on the entire property, and surely more to be exploited along the private road. The road is surveyed and will be the prescribed right-of-way for access and buried powerlines to Parcel 2. Storm water drainage is very good with a network of drainage channels, and there is a large 2+m wide by half a meter deep channel dug along the Southern fence line to the sea, where lanchas can enter. Electrical power is by underground service connected to Naturgy at a location on the access road, 200m from the entrance to Parcel 1.
